What is “selling off market” and what are the Pros and Cons of selling off market?

 

Maybe you’ve heard people talking about “selling off market” and you were wondering what that meant, or maybe if that’s a good option for you. There are big risks and big benefits to selling off market, so I’ll explain what selling off market means, and go through the pros and cons.

“On the market” means you’ve given your agent authority to fully advertise your listing, including on MLS. Assuming they have the right marketing strategy, based on your local market and price point, you will get the maximum exposure for your home- ideally to all buyers looking for your type of home. 

 

Selling off market, essentially means skipping all the digital and print advertising and keeping your house kind of like a secret. (There are rules around all of this, but to keep it simple, let’s say they only tell other agents in their office about your sale.)

 

Examples:

I sold something recently and they sold it off market because they know lots of realtors and didn’t want to offend any of them, I have a family with 3 young kids and going on the market might be too much.

 

Why people decide to sell off market:

-privacy

-not tons of people walking through house

-illness, special circumstances, safety

-don't want pictures on the web

-can be faster, depending on the situation

 

Big risks to selling off market:

-lower price (you will never know what the “market” will pay for your home unless you try it!)

-limited exposure

-only works well in a sellers’ market
